Covid 19 and Commercial property to let

Category News

We are still in the early stages of the Corona Virus pandemic in South Africa, but all businesses are asking vital questions about how this will impact the way we work. Well, in the commercial property industry we are no different. So, here are a the top 3 tips of how to go about looking for either a office space to let or an industrial space to let in this environment:

  1. Let the fingers do the walking - searching online for office space is now even more important than before. In the past, clients have conducted a cursory search online for office or industrial property to rent, and then contacted an agent to set up a few onsite visits to get a feel of the compatibility of the property. Things will have to adapt in current circumstances, with clients doing extensive online searching, then refining their short list, before setting up onsite visits. This will aid in less time spent onsite, amongst crowds in office or industrial parks.
  2. Stick to one agency - remember that all commercial property agents have the same office or industrial properties to rent. Listed Landlords send monthly vacancy schedules out to all brokers, so there is no such thing as exclusivity on an office space or industrial property to rent, or at least, it is very rare. So, find a reputable agent and stick with them. If they can't find you the perfect office or industrial property to let, then move on to the next agent. This will assist in reducing your exposure to a number of agents, who have been travelling from building to building (as this is their daily job) and potentially putting you in harms way.
  3. Wear protective gear - Any agent worth his two cents will be able to provide you with protective gear (masks and gloves) when you go on site visits with them. Be sure to protect yourself at all times during the site visits, as there are hundreds of people who have been through the same space before you. Also, ensure that you wahs your hands before and after the site visits.

Clients have already mentioned that the Corona Virus is causing them to rethink their potential move to another office space to let or industrial property to let in Johannesburg. All we can do is keep on going (with care and awareness). We are here to help during these times and will never shy away from a client who needs new office space to let.
